Eminent 213 is an office tower development located strategically along Jalan Tun Razak. It can be easily spotted in between Bombay Palace and Dua Annexe (the commercial plaza of Dua Residency) and right across the Embassy of United States. It is another development by Naza TTDI in the area which is located just a stone’s throw from its Platinum Park.
Eminent 213 comprises a 35-storey office building and is scheduled to be completed by 2013. It has a gross development value of RM363 million. It was reported from a newspaper in 2010 that the building will be sold for an en-bloc sale at RM1,100 psf – thus translates to an estimated gross floor area of 330,000 sf. There is a plan to make the building achieve green building certificate.
Being strategically located right in the city centre, the Eminent 213 is conveniently near to many places. There are aplenty of embassies situated nearby such as Embassy of Iraq, Embassy of United States, Embassy of Iraq and British High Commission to name a few. If you have to fancy your client over lunch or dinner, Delicious at Dua Annexe or Bombay Palace will definitely do the job alright. Furthermore, Eminent 213 is within a walking distance away to Suria KLCC and KLCC Park.
In terms of accessibility, Jalan Tun Razak can be easily accessible via Jalan Ampang, Ampang-Kuala Lumpur Elevated Highway (AKLEH), SMART Tunnel and Mahameru Highway. But what makes this building appealing is its close proximity to the Ampang Park PutraLRT station.
The development seems to be very slow and it seems to be delayed from the scheduled completion date. Perhaps, Naza TTDI is still looking for a taker or might be too busy with their multi billion project of Platinum Park. This is not a surprise since some of the developments within the Platinum Park itself are delayed though they are scheduled to be completed by second quarter of 2012.
The development of Eminent 213 is indeed quite a mystery for the public since its launch back then in 2010. There have been news spreading around over the internet that says the project has been cancelled and converted into a residential project instead. According to the rumor, the project is a serviced apartment that consists of two 40-storey towers. And that the indicative selling price would be more than RM1,600 psf.
