Dua Residency (also known as Dua Residence) is a luxurious condominium developed by E & O Property Development. The completion of Dua Residency in 2007 was another mark of E & O Property Development’s success for its luxury concept of home and living.

Now, history repeats itself with another high-end Dua Residency in KLCC. The best part of Dua Residency is its beautiful and gigantic size 1-acre swimming pool. There is no doubt there is always room for every tenant who enjoy swimming at any time of the day. Furthermore, the condominium surprisingly has a nursery in it, which is good for parents who require babysitters while they are at work. Restaurants and shopping malls are easily reachable despite being located in a more quiet part of KLCC. However, looking for a government school in KLCC would be difficult as most of the schools are international schools. The nearest government school can be reached in 20 minutes or more.

International schools located nearby Dua Residency are Fairview International School and Sayfol International School. There are also colleges and universities around the area such as The University of Kuala Lumpur and The University of Nottingham Malaysia Campus. Dua Residency is easily accessible via Jalan Tun Razak, Jalan Ampang, and SMART Tunnel. The condominium is only 10 minutes away by car to Suria KLCC, the nearest shopping center.

Analysis

Dua Residency definitely has the space because they allocate two / three parking bays for each unit purchased. What really made Dua Residency popular among investors could be the trust people have for the developer due to previous successful developments. The luxury and contemporary interior design of the units has attracted many investors. It is also wider and more spacious compared to other condominiums in KLCC enclave.

Dua Residency is located in an area where there are less commercial activities going on. It is located just beside the Singaporean Embassy, which will not affect the value of the property, but of course it really depends on the buyer’s liking. In terms of location, it would be a little difficult to drive in and out of Dua Residency because of the heavy traffic jam in the area. However, traffic jam will only appear during peak hours, such as after office hours. Alternatively, you could use the back entrance to avoid traffic jam, which not many people realized about this. This condominium is easier to access as the entrance is just off the main road.

The price for a unit at Dua Residency is quite reasonable, considering that it is in the KLCC enclave. The subsale price for Dua Residency, as of September 2014, starts from RM1,770,975 (depends on the feature and the built-up area of the unit). The condominium would also be good for investing purposes as it is located in a quieter part of KLCC and it has a great value in rental. As of September 2014, the lowest rental price is around RM2,300 and it can go as high as RM18,000 per month.

There are some developments still under construction located north-west and south-west of Dua Residency. These two construction sites could cause some noise disturbance. Depending on your tolerance, it is encouraged that one personally visits the site before confirming their stay here. Platinum Park, located near to Dua Residency, is one of the developments currently under construction in the area. Upon completion, this integrated development will bring more value to the neighborhood. The entire development of this ‘Ultimate Address’, will comprise of office towers, shopping malls and luxury condominiums. It has a gross development value (GDV) of RM3.5 billion in total.

Some people suggested that Dua Residency looks like two blocks of hospitals, because of its well defined blockish shape on the exterior. The windows at Dua Residency contribute to its medical look but of course the interior will be another story. However, this architecture design by SCDA Architects Pte Ltd is very famous in Europe. Besides Dua Residency, the architect also designed One KL and The Katana Residences. Menara See Hoy Chan is also close by,

However, if the outlook of the building doesn’t bother you, then you should really consider this property, because the interior is rather interesting. The materials used for construction of this building are quite good, so there will not be much problem regarding maintenance issues. Dua Residency is seen as a more appropriate property for investment. Overall, about 30% of the units have been purchased by foreigners.
