Camellia of the Bangsar South is the new highly sought after condominium of the highly discerning in Kuala Lumpur. A leasehold project, Camellia is part of the UOA Group project, and is due for completion in February 2014. It’s neighbours will be the equally prestigious South View and Begonia.
The serviced suites of Camellia is a true high rise that towers at 34 storeys high. Unfortunately interested buyers will only be allowed to purchase units on the first 20 floors as the higher floors after the 22nd floor are reserved for a hotel that will be operating there. Nevertheless this just further adds to the prestige of the development. There will be 720 units in the whole block with 300 units dedicated to the hotel. Residents of the higher floors will will have the privilege of choosing between the KLCC view or a Pantai Panorama view, undoubtedly at a higher price.
Mickey Mouse units of 638 sf are available, ranging up to bigger family units at 1419 sf. Prices start at RM528,000, and if interested buyers hurry they might still be able to get a unit here. The Camellia is unique in the sense that each unit comes either partially or fully furnished with top quality finishing. Lightings are installed in the plaster ceilings, and each unit has a built in TV station, kitchen cabinets, air-conditioners and wardrobes. All the 4 units will have balconies for residents to savor the night air and view except for the unit type A2 that does not come with a balcony.
As UOA Group is targeting the upmarket, Camellia naturally comes with top notch security to ensure that safety is the priority. With the LRT station so nearby, the developer has also arranged for shuttle bus services to save residents the headache of driving out a few hundred metres to the station and looking for a parking spot. There is an infinity pool for the use of the residents and cafés and restaurants are also available for a leisurely night out along with the dedicated clubhouse for evening activities. A healthcare centre is available for the resident’s use as well. In the waterworks is a 6 acres park that has already been proposed and is awaiting approval.
Set in a truly central location, the Camellia is only minutes away from Mid Valley Megamall, Bangsar Shopping Centre and Bangsar Village. Residents will have a choice of either driving to PJ New Town or Bangsar for their banking needs where almost every conceivable bank is available, along with many eateries and various shops. The University Hospital is a stone’s throw away for emergencies and schools are plentiful in the area and parents have a choice of sending their children to the SK Assunta a convent school, SMK Bukit Bintang an all boys school or Catholic High School a co-ed school. The Camellia is a place where every family member’s needs will be met.
The Camellia is very conveniently accessible via the Federal Highway as well as the New Pantai Expressway (NPE) which is almost just behind the condominium. Bangsar is only a flyover away and Mid Valley is just a turn down the Federal Highway, and the Universiti LRT station is almost outside the condominium within walking distance which makes picking up and dropping off highly convenient. Those who do not wish to drive or walk may use the provided shuttle bus from the condominium to the train station.
The UOA Group is a highly successful developer that was established in 1987 when they registered on the Australian Stock Exchange (ASX) as the United Overseas Australia Ltd. They then based their headquarters in Kuala Lumpur in 1989 and finally managed to register UOA Development in BURSA Malaysia in 2011 which placed them as the largest listed property development companies by market capitalisation in Malaysia. In 2012 they had an estimated Gross Development Value of RM5 billion which continues to grow.
Camellia is going to be added into their portfolio of successful developments alongside its neighbours Acacia and Begonia. However while the Camellia is certainly set in the middle of the city, its location might not be quite so enviable during peak periods especially before and after work periods as the Federal Highway is notorious for its traffic congestion both ways almost 24-hours a day. The congestion might only be escapable via the NPE but will be fairly useless if residents want to head into KL or just out into a shopping mall for dinner.
The neighborhood is a mix of squatter area as well as high end condominiums as it is a developing neighborhood. This being the case, there will be a mix of migrants as well as upmarket people mixed startlingly in. Some residents might have views of wooden huts which are the homes of these people and it is fortunate that the residents will be having state-of-the-art security to ensure their safety as a nearby condominium have had their homes broken into in broad daylight and the family held at knife point while the robbers stole everything they could; numerous times.
The Camellia is a good place for investment as prices of properties in Bangsar South have been climbing year-on-year steadily as the development proceeds. What was once a squatter area is gradually being developed and a few attempts at malls have been built as well for the residents where they can enjoy a cuppa at the posh Old Town White Coffee or shop at the open air mall a few metres away. As a permanent residence this area has its appeal as well for its proximity to everything in town. Camellia is also considered one of the best luxury condos in Bangsar South .
