Bangsar Peak is an exclusive and ultra luxurious condominium located in upper class neighborhood of Bukit Bandaraya, Bangsar amidst high-end bungalows. It is located on elevated land on an 1-acre plot, next to Cascadium along Jalan Medang Serai. Among its immediate neighbors include Casa Vista, Desa Bangsar Ria, Sri Kasturina, Araville, and The Luxe.
Bangsar Peak is a low density condominium comprising a total of 39 units in the 18-storey condominium block. Besides, there are also 2 townhouse units, 3 cabana units, and 2 penthouse units that come with own pool. It also offers private elevator. Each unit enjoys breath-taking KLCC, Damansara Heights and pool views. It is located on the peak of the hill, thus these views would definitely not be obstructed forever. It was launched at about RM500 psf.
Bangsar Peak is well located and near to amenities. It is about 3 minutes away from Bangsar Shopping Center which is a favorite among expatriates and locals around the neighborhood. It is a good place to chill with friends as well for household shopping at Cold Storage Supermarket. Besides that, for shopping galore experience, residents of Bangsar Peak can take a short drive to Bangsar Village, Bangsar Village II, The Gardens or Mid Valley Megamall. Residents can enjoy loads of happenings and night excitements within renowned Jalan Telawi enclave which famous for rows of clubs, bars, chic restaurants and even book store.
Being a Bangsar resident, one need not worry about reaching and commuting to almost any part of the city. Bangsar is situated in between Petaling Jaya and Kuala Lumpur city center. It is near to prime neighborhoods including Mont Kiara, Sri Hartamas and Damansara Heights. One can take a short drive around 10 minutes to reach the city center, 5 minutes to Damansara Heights commercial hub and 8 minutes to Damansara Utama by utilizing either New Pantai Expressway (NPE), SPRINT highway, and Federal Highway. Alternatively, one can park their car at Bangsar LRT station or KL Sentral, which is not far away from the condominium, and take public transportation to reach numerous destinations.
Bangsar Peak is another latest addition to Beneton Properties’ high-end residential property portfolio after Suria Stonor and 2 Hampshire. Its first high-end property in KLCC, Stonor Park, is the winner of FIABCI Malaysia Property Awards 2007 for Residential (High Rise) Building of the Year category.
Most claimed that Bangsar Peak was never launched, as it was taken out very fast by exclusive individuals including expatriates. Up until end of 2006, there are only 3 units left for grab even before the project commenced construction works in mid-2007. As for its launched price, it is quite reasonable as it was priced about RM590 psf on average comparing to One Menerung which priced at RM650 psf on average.
The main issue residing in Bangsar would be its traffic congestion. All roads including Jalan Ara and Jalan Maarof are crowded with vehicles commuting to work during peak hours in the morning and evening. There is no chance to escape this problem during both times. But at least, you still have to suffer least distance from the city center.
In Bangsar, expatriates and locals prefer BRDB’s properties than any other developers’ properties, as BRDB is proven to deliver high quality workmanship as well as maintenance. But properties by BRDB charge about RM0.40 to RM0.50 psf for maintenance fee, one would find other properties such as Bangsar Peak much more appealing.
Even Bangsar Peak has yet to be completed, most think that the price will rise significantly once it is completed. But in terms of rental, most expatriates would bias to One Menerung as it is much nearer to the expatriates area. Thus, One Menerung will drive better potential expatriate tenants than Bangsar Peak. But, considering that there are only 39 units available for Bangsar Peak, and also cheaper than One Menerung, investors would definitely enjoy significant rental yield as well.
