Analysis

Taragon Puteri YKS is developed by Bluestone Capital, which was bought over for about RM5 million in 2005 from a financial institution, after the previous developer failed to service its loan. All developments by the company are named Taragon Puteri with adding the location at the end of the name. Like Taragon Puteri YKS – YKS stands for Yap Kwan Seng. Other developments include Taragon Puteri Cheras and Taragon Puteri Bintang.

Taragon Puteri YKS is indeed strategically located in the heart of the city. Most of its residents are single and couple without large families, and mostly are expatriates. The condominium is not suitable for big families as most units are given only a single parking bay and parking on the roadside is almost impossible.

In front of Taragon Puteri YKS, there is an old bungalow which is used for a law firm and there are several exclusive and modern high-rise condominiums located surrounding it. Among its immediate residential neighbours are Jelita Court, 2 Hampshire, and Hampshire Park.

Competition within the small enclave is very competitive as there are several residential located nearby including Jelita Court, 2 Hampshire, Hampshire Place, Hampshire Park, and Hampshire Residences. Plus, there are several empty plots in the area which seem to be developed into high end residential in near future.

Traffic along Jalan Yap Kwan Seng is very congested during peak hours. The narrow 2-lane road is crowded with plenty of motorists who commute into the heart of the city from Jalan Tun Razak. Traffic jam in front of the condominium is a normal sight in the morning and evening.

Even though each unit is a corner unit, not all units at Taragon Puteri YKS enjoy a pleasant view. As its North view is AKLEH Highway, its East view is Jelita Court, its South view is Hampshire Place and KLCC, while its West view offer great view of Kuala Lumpur skyline and KL Tower. Even some views are still pleasant at the moment, most of the pleasure will deteriorate soon after high rise buildings built on the vacant land in the surrounding area.

Investment wise, Taragon Puteri YKS seems to be among the cheapest ones in KLCC vicinity. Most new and modern condominiums in the area are tagged around RM800 psf to over RM1,000 psf, and rented for RM3.17 psf. But its older next-door neighbor Jelita Court is rented at RM2.06 psf. While others like Hampshire Residences and 2 Hampshire are RM895 psf and RM1,000 psf respectively. Thus, Taragon Puteri YKS has great potential to escalate further in the future for both rental and price.
