Gugusan Sejora is a leasehold low cost apartment located in the relatively new township of Kota Damansara. It is set on the outskirts of Bandar Utama, and as as result it takes only 15 minutes to get to TTDI and 20 minutes to get to Bangsar, Mont Kiara or Petaling Jaya, while the Kuala Lumpur International Airport is approximately 45 minutes away.
The Gugusan Sejora apartment is mostly unsuitable for the elderly, as it is a 5-storey walk up apartment with no lifts. It is however suitable for a small to medium sized family, with a built-up of 650 sf with 3 bedrooms and 2 bathrooms. Prices are reasonable with the units on auction selling from RM75,000 onwards, while the units for sale range between RM85,000 to RM150,000.
Gugusan Sejora is a relatively old development, and as such all the unit being release for sale are mostly being sold as partially furnished. Most buyers can expect a unit with light and fan fixtures already installed, while built-in kitchen cabinets are the norm. Most of the units also have additional safety grills installed, while some of the pricier units may have water heaters and a unit or two of air-conditioners installed.
Being a low cost apartment, Gugusan Sejora does not offer its residents covered parking lots or a swimming pool. They however have 24-hour security, and children will also have use of a well maintained playground. The adults on the other hand, will be able to play badminton at the court provided.
Gugusan Sejora is located very close to some of Kuala Lumpur’s most popular shopping complexes such as 1 Utama Shopping Complex, The Curve and Ikea; all located within 15 minutes driving distance of the community. Even closer to home at a 8-minute drive is the Sunway Giza Mall, where there is a wide variety of eateries, banks and petrol stations.
Gugusan Sejora is undoubtedly a well located apartment as it is connected via several main trunk roads to major highways. It sits just off Persiaran Surian, which connects to Jalan Sungai Buloh and the New Klang Valley Expressway (NKVE). Public busses and cabs can easily be found at the main roads, while the closest train station is a bit of a distance away a 20-minute drive to the Kelana Jaya LRT station.
Gugusan Sejora is a low cost apartment which due to the course of developments has suddenly found itself neighbouring high end residential areas in Kota Damansara. As such, its location has gradually became more central as more and more connecting roads were built to connect this town to the city. However due to the increase of residents, traffic and the continuing construction, the traffic accessing the apartment can be quite a nightmare during peak hours.
Neighbouring Gugusan Sejora are several more low cost apartments such as Gugusan Melur, Gugusan Teratai and Gugusan Tanjung. Due to this, the residents of this area have a certain stigma that associates them to low cost areas, which might repel off buyers who are interested in the apartment with its excellent location and low price.
Gugusan Sejora does not appear to be a good investment, as there are two important factors that affects it; the fact that it is leasehold, and the fact that it is within a low cost area. The price has undoubtedly risen slightly in the recent years, but nowhere near to be called a good investment. It does however appear to be a good place to start a family if one is comfortable with the environment, as it is indeed well located and quite affordable for a home this close to the city.
