Berjaya Central Park is located just right opposite the condominium, which is under construction, will also add convenience to the tenants once it opens for business.

Analysis

Cendana is mainly catered for expatriates who work nearby or does not have their own car, as the public transportation is very accessible and convenient. It has plenty of night joints and outlets to hang out. It is also convenient for shopping, as KLCC is nearby and the under construction Berjaya Central Park is just opposite the condominium. The facilities are shared with Renaissance Hotel, and are of 5-star quality. The rental for a unit ranges from RM9,000 to RM14,000 per month depends on the unit and bargaining power one has.

Although there are many reasons to buy or stay in Cendana, the price of subsale is not up to the expectations. One of the reasons is that it is located next to a Malay cemetery. Although the cemetery is well kept and organized, many people are still reluctant to stay nearby it. Fortunately, there are still many units facing KLCC and KL Tower, other than those facing the cemetery. If you are not concern about this, Cendana is a very affordable condominium to buy if compared to other KLCC condominiums.

Right next to Cendana is a construction project, where Crest Luxury Residences is being erected. Residents might have to bear with the noises generated for the time being. The good news is, once Crest Luxury Residences is complete, the Malay cemetery view will be blocked completely, hence no longer a concern for owners. However, there will no longer be KLCC view as well, since the cemetery view, is indeed the KLCC view.

On normal day, the congestion in the area will be heavy between 7.30am to 9.00am as people get ready to work, noon during lunch hour and also at 5.30pm to as late as 9.00pm when others go back from work. It will be worst during rainy season and flash floods where traffic around the area is at a stand still. Those that need to drive will have difficulties traveling into and out of the area. For those that work nearby and do not need to drive, or those who commute through LRT and Monorail will find it less troublesome.

Another aspect one needs to look at is the number of night joints around. They may be advantageous to you or at a disadvantage depend on how you view them. Like said before, it will be convenient for those tenants who enjoy having a night out drinking after work or to entertain guests. For those who hope for quiet and more privacy area to live in, they will find it rather concerning due to the close proximity to these outlets and the main road. It is especially so during festivities like Merdeka day and New Year Day celebrations where people hang around and the noise from traffic is unbearable.

All in all, Cendana comes with very good facilities especially the car lift and shared 5 star facilities with hotel. Although the major drawback would be its location next to cemetery, those that are not concerned about this could get a good bargain as compared to the subsale prices of other condominiums in the area.
