10 Mont Kiara (also known as MK10) is a high rise condominium nestling in the posh Mont Kiara enclave. It was developed by the renowned Sunrise who is also responsible for other developments in the vicinity. It was launched in September 2006 and handed over to owners in August 2009.

10 Mont Kiara comprises of two 43-storey condominium towers with a total of 332 condominium units on 7.46 acres of freehold land. Units available have built up from 3,478 to 7,500 sf with only four units per floor. Each unit is served by a private lift lobby. It is within walking distance to Mont Kiara International School.

Besides that, one can drive to Solaris Mont Kiara, which houses Cold Storage, within 5 minutes. One can also find numerous facilities in the area including varieties of restaurants, Plaza Damas and popular banks. In addition, the area is nearby to other prime neighborhoods including Sri Hartamas, Bangsar, Damansara Heights and Taman Tun Dr Ismail (TTDI) which offer further extensive amenities and facilities.

Analysis

Sunrise is a major developer for Mont Kiara property developments. The company is a public listed company in Bursa Malaysia Main Board and has been rank among the Top Ten in The Edge Malaysia’s Top Ten Property Developers Awards for 5 consecutive years from 2003 to 2007. Among new developments by Sunrise in the enclave are 11 Mont KiaraMont Kiara BanyanKiara Designer Suites and The Residence.

Some say that the layouts offered by 10 Mont Kiara are not very appealing. One can notice that Type A directs to dining room, meanwhile Type B directs into kitchen from the entrance. Besides that, even though its built-up is over 3,000 sf, there is no provision for informal and formal dining rooms. Furthermore, it also does not feature double volume ceiling and other unique features such as huge lanai, outdoor shower and Jacuzzi.

For a luxury condominium, 10 Mont Kiara is considered quite high in density, even though it is priced over a million ringgit. There are over 300 units available at this high-end condo. Surely, it will be harder for owners to find a tenant or flip their unit in subsale market. 10 Mont Kiara was launched months after Mont Kiara Meridin, which the latter comprises of 228 units on a 31-storey tower. Meridin was launched at around RM360 psf, and is MK10’s immediate competitor, as both target large built-up units, and also both possess modern design concept.

Looking at Mont Kiara Meridin its elder sister, it is not doing very well in the subsale market, and it is currently being sold at almost the developer’s price. Most said that this is due to Meridin’s location, which is next to the highway. On the other hand, 10 Mont Kiara is commanding a slight premium over the developer’s price, giving investors some good capital gain thus far.
