Besides Belvedere and Lagoon Perdana, Talam has planned to launch another 2 developments – a 38-storey office tower, a commercial development (either commercial complex or hotel) and a 3-level parking podium within the area. It is a high density development with 27 units per floor and served by only 6 lifts (3 lifts on each west and east wings). 500 residences and 16 shop lots are a lot for a single block development on a small land size.

Belvedere was an abandoned project together with 2 blocks of Lagoon Perdana by the infamous Talam Group. The project was launched back then in 2003 and failed to complete within 3 years time. The project was resumed in July 2006. Belvedere is claimed to receive CF by July 2011.

Analysis

A’Marine has recorded good sales even before launch. This luxury condo was at 70% sold out before the official launch. It was pre-launched at price starting from RM550 psf and 10% increment starting on the day of official launch. If you intend to purchase a unit, perhaps you should consider Tower B which is preferred due to its lower density feature with only 5 units per floor and a total of 105 units, and commands lake and swimming pool views.

Meanwhile, Tower A of A’Marine comprises 137 units (with 6 units per floor) and does not have lake view. However, the smallest size-units (1,306 sf onwards) are housed in Tower A. Units in Tower B start from 1,500 sf onwards.

Even though A’Marine was launched after Nautica, but the former was priced at lower launch price as Nautica was launched at RM600 psf. Nautica was sold en-bloc to a group of Korean investors. The price (per sf) of A’Marine is cheaper because the unit does not come with kitchen cabinet, hood and hob – which Nautica is partly furnished with these furnishings. A’Marine is also considered one of the best condos in Sunway.

Analysis

Aman Apartment is a slightly higher class apartment if compared to its neighbours, and it has a fantastic location close to all the amenities a person will ever need. However residents will need to contend with the traffic snarls on the main roads during peak periods. As an investment this apartment is not suitable as a “buy and flip” option, however buyers might be able to buy it to rent it out to students as the apartment is reasonably close to all the higher education institutions. It is also suitable as a permanent home with all the amenities close to it.

Analysis

However, the drawback of BayRocks is its close proximity to low and medium-cost residences such as Lagoon Perdana and surrounding areas of PJ South and Puchong areas. Besides that, the area is always jam packed with people at most times. It is filled with students and executives crowd in the morning till evening, and later replaced by youngsters who hang around the clubs and Sunway Pyramid. Traffic jam is a normal scene in the area in the morning and evening.

D’Latour is an exclusive residence developed by DK-MY Properties, a subsidiary of DK Group. This company was formed in the year 1997 and eventually ventured into property development in early 2004. So far, this firm has launched Senza Residence, D’Twist and D’Skyvilla. Covering a land area of 2.75 acres, this leasehold development was launched at RM830 psf. Compared to other properties in the vicinity of Bandar Sunway, D’Latour is priced slightly higher since an average high-rise property there would cost around RM700 psf.

The main selling point for D’Latour is that it is located quite closely to Taylor’s Lakeside University, which is merely walking distance. So even though the price is quite high, yet investors would be going after it as the rental value would be higher. The traffic congestion is another thing which the buyers should consider, since this vicinity is well known for the massive jam on peak hours. D’Twist is a mixed development project located in Bandar Sunway, Selangor. The development was launched in 2014.

D’Twist mixed-development project, comprising three tower blocks of 300 office suites, 816 residential duplex suites, and 188 duplex hotel suites and 122 hotel rooms. The hotel suites and the commercial space in the mall would not be open to the public to buy.

In D’Twist, there are a total of three tower blocks constructed on a podium comprising four two-storey levels of commercial space, having a usable space of 400,000 sf. This podium area would serve as a full-sized shopping centre at the doorstep of the residents.

D’Twist’s residential tower block of 80 floors will have a height of 300 meters, making it the tallest residential building in the region of Southeast Asia. Although there is currently no word on what recreational facilities would there be, DK assures us that it would be sufficient to accommodate a population of 15,000.

The development is located in Bandar Sunway which is a highly sought after area due to the location and amenities. Sunway Pyramid is located a few minutes’ drive away. Matured townships such as Subang Jaya, Puchong and USJ 10 which is named Taipan, is just a few minutes away by car as well. Sunway Hospital is also a few minutes away. There are most notably three tertiary institutions nearby which are Sunway University, Monash University and Taylor’s University. Other condominiums around Sunway include Sunway Villa ,and Sri Subang .

Accessibility to the site of D’Twist is excellent. There are three major highways that are easily accessible from the area, which are the Federal Highway, New Pantai Expressway (NPE), and Lebuhraya Damansara – Puchong (LDP). GDV for D’Twist alone is estimated to be worth RM2 billion. The target market for its duplex residential suites is students from Taylor’s, Monash and Sunway University. There is good potential in the rental market as DK’s survey shows that the students are paying for overpriced accommodation at the moment.

D’Latour and Senza, which are the earlier phases in the area was carried out without any financing from the banks. This goes to indicate how financially solid is DK Group, being able to undertake developments dipping into their reserves alone. Four-star hotel chains are also being engaged to run the hotel side of the three towers.

Analysis

The lifts in Desa Mentari, with block 6 in particular, break down often. In October 2012, it received a lot of media attention as Desa Mentari is occupied mostly by Indians and HINDRAF, the political party was very active in raising awareness of the issues faced by the residents within Desa Mentari. Approximately 2,500 residents were affected by a long delay in fixing the lifts.

The management of Desa Mentari cites reasons such as 80% of the residents not paying their maintenance fees, vandalism and abuse of the elevators by transporting the residents’ motorcycles. The media has highlighted that many elderly or sick residents are forced to take the stairs, exacerbating their health problems.

Furthermore, when the lifts of Desa Mentari are working they are not necessarily safe. Residents report sudden movements even before choosing their destination floors while occupying the lifts and they fear for their lives. On 24th July, the state government announced an allocation of RM100,000 for the repair of the lifts in four blocks of Desa Mentari.

As of 2013 a lot of units in Desa Mentari became available via auction as roughly 100 units were reclaimed by the banks due to failure to make monthly payments on part of the residents. Units were available for bidding from as low as RM39,500. In terms of investment, the area is simply too rowdy to attract tenants. Rent recovery and vandalism would be an important factor to be taken into consideration. There are too many social issues within the area, not to mention the undependable lifts, making the apartment undesirable for own-stay.

Crime is definitely an issue in Desa Mentari. In 2010, there were sporadic clashes between Indian and Malay groups within the area of Desa Mentari; Parangs and sabits were used in the fights. Although mainstream media reports that the incidents are not racial in nature, most are skeptical as to the true nature of the fights. Police have on occasion raided Desa Mentari and Desa Ria, which is situated nearby, for persons on their wanted list.
