Cahaya Villas has a lot of things to offer. It is calmly located on the hilly side of TTDI and conveniently situated neighboring highways and amenities. Its pricing is also below market price comparing to current prices of TTDI Hills and Malton’s Pearl Villas semi-detached homes. The setbacks of Cahaya Villas is that it sits on Malay reserved land, making it exclusive for Malays – thus your potential buyer is limited in the future.

However, it is not a big deal since TTDI is famous for being the residence for successful Malay businessmen and politicians. In addition, Cahaya Villas is also lacking of facilities and not sited within a gated and guarded community. However, since the houses are lined along a single road, the residents can make it a guarded enclave.

Analysis

Desa Kiara is located right next to Tanah Perkuburan Desa Kiara, a Muslim cemetery. Just beside the cemetery is Indah Water’s sewage treatment plant. These eye-sore views have caused most of potential buyers and tenants lost interest to reside in the condominium. Not only that, the cemetery was expanded in 2003/2004 which caused massive sell-off and drop falling price. Furthermore, some claimed that most banks are reluctant to finance sub-sale purchase of Desa Kiara. They claimed that this is mainly caused by the cemetery as well.

The developer of Desa Kiara is also in bankruptcy, but this is not an issue for subsale transaction. Some said that the liquidator told them that the developer have destroyed all records for the condominium. Thus, the liquidator is trying to get the records by acquiring the copies of the original documents from the owners. Therefore, the legitimacy of the ownership is doubtful, and can be questioned.

In addition, there are many foreigners including Burmese, Bangladeshis and Nepalese reside in Desa Kiara. This causes overcrowding in the condominium as these foreigners stay with at least 20 people in a single unit.

Currently, there is a new development right beside it, named Glomac Damansara. It is a mixed development comprises of a 15-storey office block, 5- and 8-storey shop offices, 2 blocks serviced apartments and another tower of boutique retails and office suites. Its serviced apartment is tagged at RM600 psf.

With this massive development of Glomac Damansara going on, residents have to bear noise and air pollution from the construction works for at least 3 to 5 years. Plus, units which facing the development will not enjoy greenery view again as before.

Even though the location of Desa Kiara is strategic, but in terms of traffic, it is inconvenient to get into the condominium. This is because one has to access the condominium from SPRINT highway which is a busy highway and have to immediately take the left corner to the condominium. If one misses it, then one has to take another left turn after the Muslim cemetery which is more difficult. But it is easily accessible if coming from Taman Tun Dr Ismail to get into Jalan Damansara.

Back then, about 20 years ago, Desa Kiara was tagged at RM200,000. Since then, the price did not escalate much and stagnant at around RM220,000. But in terms of rental, it is tagged from RM1,500 for a bare unit and up to RM2,200 for the fully furnished unit.

Investment wise, with the upcoming Glomac Damansara, the area will become busier and appealing. Even though there is almost no chance for Desa Kiara’s price to escalate in the future, but the rental seems to escalate nicely as this condominium is favored by students and commercial workers in the area because of its cheap rental. If you are looking for high rental yield, then this condominium will suit you well.

The developer of the establishment is Bellworth Development, which is also a member of LBG Group. It owns Lancer Square, an acre of mixed use prestigious development located in London that houses reputable tenants such as Jimmy Choo and Warner Music UK. The Greens is among the first construction projects in Malaysia, other than its 400 acres development of a mixed town ship in Malacca.

Residents of The Greens will enjoy great access to many part of the state as it is nearby the entrants of major highways such as NKVE, Penchala Link, Sprint Highway, LDP and DUKE. If public transportation is opted, there will be a MRT stop at TTDI, which connects Sg.Buloh to Kajang.

Pricing remains an issue for the property as many has made a comparisons between available properties within the area. Analysis

The best and highest demand units at The Plaza are units that face north, which overlooking Bukit Kiara Golf Course together with the magnificent skyline of Bangsar and Kuala Lumpur city centre. Although these units facing the greenery of the golf course, the residents also suffer unpleasant view of Desa Kiara’s Muslim cemetery views. Meanwhile, another half of the units are facing inner town of TTDI which is much more peaceful.

Apparently, there are few reports about new developments to be held near The Plaza. One of them is a 23-storey shopping mall with basement car park between Plaza VADS (formerly Plaza IBM) and The Residence on Lot 50973. The report stated that the developer is seeking approval to increase the building height to 25 floors.

Another development is The Plaza and The Residence new rival, Sinaran TTDI, which was launched in mid-2006 and should be located in the commercial center area in front of The Plaza. But the developer, UDA Holdings decided to not proceed with the project and they had refund the deposits back to all buyers in 2008. Anyway, if any of these development plans starts its construction, it will expose the residents in the surrounding area with intolerable noise and dusty environment.

Comparing between The Plaza and The Residence, one should notice that The Plaza is transacted at much higher price tag, although both are located just side by side with similar floor area and design. This is because The Plaza is commercial status; meanwhile The Residence is residential status. This explains why the developer marks The Plaza as serviced apartment.

For the price tag, expatriates would be ideal tenants targeted for the investment. But comparing the The Plaza itself with others in TTDI and surrounding vicinity, most condo rental rates are between RM2,000 to RM3,000 which are more appealing than both of The Plaza and The Residence.

For the same rental, expatriates also have the choice in Mont Kiara and KLCC areas. As for the locals, they would prefer staying in landed properties in TTDI, raising kids and growing old together with fellow TTDI’s communities. Potential future buyers would also prefer Mont Kiara and KLCC properties for investment, as these areas promised better price appreciation and rental yields.

The Residence seems to be a good buy now due to the up coming MRT station is just less than 200 metres away. The latest development next to TTDI MRT will be launched at approximately between RM1,000 – 1,200 psf. making The Residence a very good buy for future appreciation when the MRT is completed. Though it is located in a prime area, the main entrance to this development is quiet and wide, compare to the busy and narrow road of Plaza TTDI which is just next to it.

In terms of its layout, its smaller room has very limited source of natural lighting. But on the overall of the layout, each space is well proportioned. Nonetheless, it comprises of narrow and huge balcony which is quite pleasant.

If you prefer low density living this is a good condominium for your consideration as it is located in a matured township with limited land left for development, yet near to major amenities and easy access to major highway and public transport. Analysis

On paper, Villa Flora seems like an excellent place to invest in. It is in a prestigious residential area of Kuala Lumpur that is close both the city, as well as the Damansara area. Which means that Villa Flora is close to pretty much everything a resident would ever want or need in terms of shopping, recreational, and entertainment aspects.

Villa Flora is also low-rise and low-density, meaning that it is an exclusive development. it is also resort-like, with well manicured gardens and a large pool.

However, the residents of Villa Flora are apparently rather annoyed with a recent rise in maintenance / sinking fund fees. This is because over the past few years, Villa Flora has been in the news and certain blogs for its questionable security.

A more reputable source of information comes from the Malay Mail, which reported in an article on March 15th, 2010 about the spate of daytime break-ins at TTDI, particularly in Villa Flora.
