Analysis

The Strand Business Suites were launched in 4 phases. These business suites are built facing the retail mall. The first phase of the development was sold out within weeks of its launch back then in May 2006. The final phase that comprises 60 units on a 4-storey block has been sold out in 2008.

The Strand Mall is built with cascading water features and lush landscaped tropical setting. It is located in the centre of the entire development. There is also an al-fresco dining boulevard at the side of the mall which is designed with retractable roof. The dining boulevard measures 90′ x 800′.

The Strand Residence features distinctive French architecture with tall windows. It comprises two 40-storey tower housing 278 units of single-bedroom units, two-bedroom units, duplexes and penthouse suites. Each penthouse unit comes with a private pool and sky garden. There are 7 layouts to choose from.

Garden Office Encorp Strand is a unique boutique commercial development. It features landscaped walkways and water fountains between all the 14 5-storey commercial blocks. Its top floor is landscaped with lush greenery and built with retail and F&B; lots.

High density and terrible traffic congestion are two main issues faced by The Strand. Even though the development is just half-completed, it has attracted a large crowd into the area. It is hardly to find an empty parking at most times. As there will be a boutique and strip mall at the centre of the development, both problems seem to get worse.

Analysis

There has been a protest against the development of the Carrefour hypermarket back in year 2007. This is because residents near to the hypermarket feared that the development would lead to more traffic congestion around the already traffic heavy township. There was another protest against the Carrefour development in year 2008 and about 400 residents took part in that protest.

They commented that the traffic is already heavily congested due to the fact that there is a school located just around the neighborhood. Apart from that, they feared that the development would have led to sound pollution near to the development area.

Just early this year, an article on Free Malaysia Today have stated that it is a pain to get around town for Kota Damansara residents even with access to public transportation and this is not just because of the traffic congestion, but also the poor services from the poorly run public transport.

After the hypermarket is completed and under operation now, it seems that Carrefour does not affect the traffic congestion much. The area itself seems to be too congested due to improper ingress and egress roads from Kota Damansara to other areas.

However, property values in Carmilla Apartment have gone up over the years. With developments such as Carrefour Kota Damansara and a new private hospital, the price appreciation will roar further.

Analysis

Residents of Kota Damansara are no stranger to traffic congestion around the township and early this year, there have been complaints from the Kota Damansara residents of the poor service provided by public transportation services. They have commented that it is still a pain traveling to and fro from Kota Damansara even with public transportation services within the township.

Some residents do not even have bus services from their area which makes it a hassle traveling out of the Kota Damansara town. Taxi drivers are also taking advantage of this situation and over charging the residents who needs to rely on taxi rides to and fro Kota Damansara.

Some residents are furious over the traffic congestion and also the poorly run bus services and was outraged when one residents needs to spend more than 1.5 hours traveling to Kuala Lumpur just for her medical checkups.

Gugusan Siantan is a low cost apartment located in the well established township of Kota Damansara. It is a leasehold apartment that is well situated within 20 minutes of the Kuala Lumpur city centre, Mont Kiara, Bangsar and Petaling Jaya. The Kuala Lumpur International Airport is a convenient 50 minutes drive away.

As with simialr low cost and medium low cost apartments in Kota Damansara like Gugusan Mawar and Gugusan Cempaka, Gugusan Siantan is a walk up apartment with no lifts, making it unsuitable for the elderly and handicapped. It stands 5 storeys tall with a typical built up of 650 sf, and is highly suitable for small to medium families with 3 bedrooms and 2 bathrooms. Prices are reasonable as the auction units start selling from RM75,000 while the units for sale start selling from RM95,000.

As one of the oldest developments in Kota Damansara, Gugusan Siantan is has full occupancy. As such, all the units that are being sold were all pre-owned, which is an advantage to buyers as they can get already partially furnished homes. Typical furnishings that can be expected from buying these homes second hand are light and fan fixtures and built in kitchen cabinets. Quite a number of the units also have water heaters installed in the bathrooms.

Being a low cost development, Gugusan Siantan does not offer much in terms of facilities to its residents. They do however have a rather large playground for the children complete with swings, while the adults will have use of the small jogging track. Also available are a number of covered and uncovered parking lots.

Gugusan Siantan is well located and is close to a number of major shopping malls such as the 1 Utama Shopping Complex, The Curve and Ikea at a mere 15 minutes drive away. Closer to home at an approximate drive of 8 minutes is the Sunway Giza Mall which within the vicinity are many local and international banks, eateries and boutiques. Schools are aplenty within the area, and the closest hospital will be the Tropicana Medical Centre.

Gugusan Siantan is well connected to the city by means of several main trunk roads and highways, as it sits just off Persiaran Kenanga which connects to the New Klang Valley Expressway (NKVE) and the main road Jalan Sungai Buloh. Public busses and cabs can be found at the main roads, whilst the nearest train station would be the Kelana Jaya LRT Station which is a 20-minute drive away. The new upcoming MRT trains will however be within walking distance of these apartments.

Analysis

Gugusan Siantan is undoubtedly a well located apartment in the heart of Kota Damansara. It is within close proximity of many high end residential areas, and as such have received the benefits of the many more access roads being built to connect the area. There is however a drawback, as the numbers of vehicles have increased drastically and traffic congestion is at its worse during peak hours; especially as the construction of the MRT stations and tracks are ongoing.

Although Gugusan Siantan is within close proximity of the many high end residential areas, the neighbourhood surrounding Gugusan Siantan is undeniably of the lower income group. As such the residents have a certain unfortunate stigma associated with those of the lower income group, which might unfortunately turn off potential buyers.

Units at Gugusan Siantan are being foistered off as excellent investments, but the fact remains that it is a leasehold apartment within a low cost development neighbourhood. Unless buyers are interested in purchasing a unit in order to rent out in the future when the MRT is completed, buying it as a long term investment is a no-go. However, for those looking for a first home on a budget and do not mind the existing community, these apartments make excellent homes.

It is set on the outskirts of Bandar Utama, and as as result it takes only 15 minutes to get to TTDI and 20 minutes to get to Bangsar, Mont Kiara or Petaling Jaya, while the Kuala Lumpur International Airport is approximately 45 minutes away. It neighbors other residential apartments such as Gugusan Tanjung and Gugusan Mawar.

The Gugusan Sejora apartment is mostly unsuitable for the elderly, as it is a 5-storey walk up apartment with no lifts. It is however suitable for a small to medium sized family, with a built-up of 650 sf with 3 bedrooms and 2 bathrooms. Prices are reasonable with the units on auction selling from RM75,000 onwards, while the units for sale range between RM85,000 to RM150,000.

Gugusan Sejora is a relatively old development, and as such all the unit being release for sale are mostly being sold as partially furnished. Most buyers can expect a unit with light and fan fixtures already installed, while built-in kitchen cabinets are the norm. Most of the units also have additional safety grills installed, while some of the pricier units may have water heaters and a unit or two of air-conditioners installed.

Gugusan Sejora is a low cost apartment which due to the course of developments has suddenly found itself neighbouring high end residential areas in Kota Damansara. As such, its location has gradually became more central as more and more connecting roads were built to connect this town to the city. However due to the increase of residents, traffic and the continuing construction, the traffic accessing the apartment can be quite a nightmare during peak hours.

Neighbouring Gugusan Sejora are several more low cost apartments such as Gugusan Melur, Gugusan Teratai and Gugusan Tanjung. Due to this, the residents of this area have a certain stigma that associates them to low cost areas, which might repel off buyers who are interested in the apartment with its excellent location and low price.

Gugusan Sejora does not appear to be a good investment, as there are two important factors that affects it; the fact that it is leasehold, and the fact that it is within a low cost area. The price has undoubtedly risen slightly in the recent years, but nowhere near to be called a good investment. It does however appear to be a good place to start a family if one is comfortable with the environment, as it is indeed well located and quite affordable for a home this close to the city.

Gugusan Semarak is a leasehold low cost apartment located in the township of Kota Damansara. Placed centrally in a hub of housing developments, this apartment is a mere 20 minutes drive away from the city centre of Kuala Lumpur, as well as other places of importance such as Mont Kiara, Bangsar and Petaling Jaya.

As with the neighbours of Gugusan Semarak like Gugusan Cempaka and Gugusan Mawar, this apartment is also a walk up apartment with no lifts, and is as such unsuitable for the elderly or handicapped. It is five storeys tall, with the average built up of a unit being approximately 650 sf with 3 bedrooms and 2 bathrooms. Considering its location, the price is reasonable at auction prices starting from RM75,000 and sale prices starting from RM100,000 onwards.

Being a long ago completed project, Gugusan Semarak is fully occupied and all units for sale were all pre-owned. As such, buyers can expect most of the units to be at least partially furnished with at least built-in kitchen cabinets, and light and fan fixtures. Some of the units also have additional safety grills installed, while the others may have water heaters.

Gugusan Semarak is not loaded with facilities such as swimming pools or badminton and squash courts, but they do however have a playground for the youngsters. Buyers will also be pleased to know that they might be able to get a covered parking lot over the open parking area, and the apartment area is safe with the 24-hour security.

As Gugusan Semarak is located on the fringes of Bandar Utama, the closest major shopping mall is 1 Utama Shopping Complex, The Curve and Ikea; all of which are within a 20-minute drive of the apartment. Closer to home at a 8-minute drive is the Giza Shopping Mall which within the vicinity are a wide variety of eateries, boutiques and banks. Renowned schools such as the Sri KDU International School and the Sekolah Sri KDU are also within the vicinity for an excellent education.

Gugusan Semarak is well connected by a series of major trunk roads. Seeing that it lies just off Persiaran Kenanga, the New Klang Valley Expressway (NKVE) and Jalan Sungai Buloh are rather easily accessible. Public busses and cabs can be found at the main roads, but the nearest train station which is the Kelana Jaya LRT station is a 20-minute drive away.

Analysis

Gugusan Semarak is a well located apartment. Due to a stroke of luck and the mass rapid development, this apartment is now surrounded by high end developments where major roads have been built and improved upon to create better accessibility. However, there is a setback due to the vast increment of vehicles traversing the roads and the ongoing MRT development, traffic is especially bad especially during peak hours.

Although the high end residential homes are all within the same township, Gugusan Semarak’s immediate neighbours are nevertheless low to medium low cost apartments. As such, this particular residential area has a certain stigma that associates the residents to the lower income group.

Although some of the property agents have been seen trying to foister off units at Gugusan Semarak as a good investment, the fact remains that it is a low cost leasehold apartment that is unlikely to be a good investment in the near future; although prospects might improve after the completion of the MRT stations close to the apartment. Gugusan Semarak does however show potential as an affordable first home for those who can accept the existing community.

Gugusan Melur is a medium low cost leasehold apartment located in the township of Kota Damansara. It is rather centrally located, with TTDI being a mere 15 minutes away, while the other places of importance such as Bangsar, Mont Kiara and Petaling Jaya being approximately 20 minutes away. The Kuala Lumpur city centre is also only 20 minutes away, while the Kuala Lumpur International Airport is approximately 50 minutes away by car.

Being a medium low cost apartment, Gugusan Melur is not very suitable for the elderly and the disabled as it is a walk up apartment without any lifts. It is only 5 storeys tall and is spread over four blocks, and each unit is an average size of 700 sf. With 3 bedrooms and 2 bathrooms, this is a nice home for small families. The prices are steeper than its neighbouring apartments such as Gugusan Sejora, and Gugusan Siantan.

As Gugusan Melur is one of the older developments in Kota Damansara, all the units being released for sale are all pre-owned. As such, buyers will be able to get mostly partially furnished units where most if not all of them have already got lights and fans installed. Built-in kitchen cabinets, hoods and hobs are also the norm, as are additional safety grills at the main doors.

Gugusan Melur is a fully gated and guarded property with 24-hour security, and while they do not have a swimming pool, they have a very well maintained playground that is suitable for children of all ages. Parking lots are also available within the development, although it is an open air parking lot.

Gugusan Melur is situated in an excellent location, with the closest major shopping mall being 1 Utama Shopping Complex, The Curve and Ikea; all of which are a mere 15 minutes drive away. Likewise closer to home at a less than 10 minutes drive is the Sunway Giza Mall which within the vicinity are a wide variety of eateries and banks. There are also a number of highly recognised schools within the area, such as the Sri KDU International School and the Sekolah Sri KDU.

Analysis

Gugusan Melur is undoubtedly a well located apartment. It is surrounded by new high end developments, which developers have built many access roads from to main highways. Nevertheless, there is a drawback as the number of vehicles traversing these roads increase amongst the ongoing contraction, causing the traffic congestion to worsen during peak hours.

Although Gugusan Melur is a medium low cost apartment, the neighbourhood of Gugusan Melur veers more towards the lower income group, causing the residents of the area to be stuck with a certain stigma associated with low cost residences. As such, some of the more particular buyers may consider other areas in spite of the affordable price an excellent location here.

A number of interested speculators of the middle income group have looked over the apartment as a bargain, but as a leasehold property its appreciation will be slow and might even reduce over time closer to the lease expiry date. It is however an excellent purchase as a first home or own home if the buyer can accept the existing community and environment.

Analysis

Gugusan Mawar is located a short walking distance from the new PJU 5 MRT Station. This should Apart from that, the KIDEX Highway slated for completed in 2018 is also going to benefit the location as its entrance is just south of the development. Within the development, parking spaces are aplenty; however, traffic along Persiaran Surian which is the main road, is horrendous as Kota Damansara is a high density housing area. That particular road sees high traffic even during off-peak hours.
