Nadia Parkhomes is a 2- and 3-storey terrace/link houses development located in Desa ParkCity, Kuala Lumpur. This is the first development in Desa ParkCity. It comprises of 165 units of the parkhomes – a new style of terrace houses with 6-acre of park and private garden within gated and guarded communities – on the 17-acre land in Desa ParkCIty.

Nadia Parkhomes is part of the 473-acre freehold development of Desa ParkCity. There are a total of 25 neighborhoods, which each of them possess own unique characteristic that makes each of them different from another. The completed development will comprise of a 45-acre mixed-use commercial belt, 2 business parks, a 43-acre central park, a clubhouse, a community center, schools and others. Other housing developments in Desa ParkCity include The RidgewoodAdora , and Adiva.

It was launched in June 2002, and the developer claimed that all units were sold out within three days of the launch. It was launch from RM400,000 per unit. After it was completed, the price hiked to about RM600,000.

There are several amenities and facilities built to cater residents’ needs. There is a huge park, named Desa ParkCity Central Park for the whole Desa ParkCity residents. There is a commercial centre that consists of neighborhood shops on 5.5-acre land facing the central park.

In terms of accessibility, there are LDP Highway and Penchala Link to cater the residents. From the area, one can reach the Kuala Lumpur city centre within 35 minutes, Mont Kiara within 15 minutes, Damansara Heights within 20 minutes and Petaling Jaya within 25 minutes.

Analysis

Nadia Parkhomes is developed by Perdana ParkCity, a subsidiary of Sarawak-based timber company, Samling Group. The group bought the 473-acre of the part-quarry part-rubber land for RM200 millions which is less than RM10 psf, back then in 1999.

Most buyers were satisfied with the quality and workmanship delivered by the developer. Some said they have the feeling it is like living in a resort than just a link house. Besides that, they are also impressed with the landscape and security in the area.

Back then before it was launched, people doubted this whole development due to several reasons including traffic jam at the U-turn along Lebuhraya Damansara-Puchong (LDP), Kepong is not considered as Kuala Lumpur, have to pay RM1.60 toll to get to Damansara, and an unknown developer. After the development completed, most of these drawbacks were wrong which resulted the price to sky-rocket to above 20% immediately.

In the beginning, the maintenance fee was charged at RM0.15 psf. Later on, a year after the keys had been handed over to buyers, the developer has increased the maintenance fee to RM0.20 psf, which is a 30% increment over the first year. Residents are afraid that the developer will continue raising the maintenance fee from time to time in the future.

Besides Desa ParkCity, there are several other developments by other developers as well in the vicinity. These include Bayu Sri Bintang, a 4.5-acre guarded community that comprises of 26 units of semi-d’s and 4 bungalows, launched between RM1.4 to RM2.5 million. In addition, Sunway City and its joint-venture partner, Syarikat Permodalan Kebangsaan has joined bandwagon via Sunway SPK Homes by developing Sunway SPK Damansara and Villa Manja.

As within Desa ParkCity vicinity, the developer claimed that there will be about 7,278 residences in total comprising of 4,500 high-rise condominium units and the remaining are landed houses in another 8 years time. With upcoming several other new developments in Desa ParkCity itself scheduled by the developer, it is afraid that the area will be a high density and congested area.

There are few amenities planned to be built in Desa ParkCity. The developer has signed a memorandum of understanding with Subang Jaya Medical Centre to design, build and lease a 250-bedroom hospital in Desa ParkCity in August 2007. The lease will be for 15 years with the option to renew for another 10 years. The hospital is expected to serve the residents by 2011.

Besides that, there was another memorandum of understanding signed with Nord Anglia Education, a worldwide education specialist listed on the London Stock Exchange, to operate an international school in Desa ParkCity. Furthermore, Desa ParkCity’s town centre will be launched in 2010. It will comprise shops, offices, serviced apartments, a hotel and a hospital, on a 40-acre land.

Public transportation is a big drawback of this area. One can only rely on bus and taxi for public transportation. Thus, this area is only suitable for those who work in Mont Kiara and Desa Sri Hartamas area, as the location is quite far from other major commercial centers. It is not suitable for those who are work in Damansara area as there are plenty of good residential options nearby.

Investment wise, it is already too late to gain big bucks from a new investment here. Most initial buyers either have already cashed out large profit from their investment, or reside in the house as being tempted to the exclusivity feel. The price has escalated from RM165 psf back then in 2002, to RM355 psf. Mind you that Amelia Garden Homes was launched from RM800,000 to RM1,000,000 in 2006. Thus, there is still potential that the price will continue to escalate. Perhaps, the price will decrease a little bit, and then it will be the perfect time to jump into this impressive development. Nadia is also considered one of the best landed house developments in Desa Parkcity.

Strategically structured in the modern township, there are plenty of amenities can be found in the township. Just within minutes of walking distance from Amelia, there is The Waterfront, which houses Max Value, ADG Computer Centre, Klinik Medivron, ArtWorkshop, Kluang Station, Little Einstein and TBL.

Just besides The Waterfront, there is the 17.2-ha Desa ParkCity Central Park, a huge public recreational public park for several recreational activities. Analysis

The facade of Amelia looks really modern from any corner you are viewing it. It uses modern colour scheme of grey and white. There are large sliding doors on each storey facing the garden for air ventilation and bringing in adequate natural lighting into the house. But you might find this inconvenience as neighbours behind can see your activities through the glass doors.

Location wise, Desa ParkCity is not located rightly in the exclusive area. It is located in between of Bandar Menjalara and Kepong. But comparing it to other modern township developments like Bukit Jelutong, Sierramas and Ara Damansara; Desa ParkCity is much better located due to its closes proximity to the Kuala Lumpur city centre, Damansara Heights and Bandar Utama. In addition, amenities available in Desa ParkCity are far better than others as well.

Accessibility wise, you need to fork out RM1.60 to reach Damansara and Petaling Jaya via LDP. Then, you also have to fork out another RM2.00 to get to Mont Kiara and Sri Hartamas. In spite of the high toll cost, traffic congestion is not your biggest problem commuting to work. But there is almost no public transportation available in the area, so living without owning vehicle would almost be impossible here.

Adding with several commercial developments commencing right now, traffic congestion seems to be a headache. Amelia is also considered one of the best landed house developments in Desa Parkcity.

All units at Adiva come with two car parking space compared to other types of development. However, due to the narrow space that could hardly fit in two sedan cars like Camry or Accord, this is certainly a drawback as the parking space could not be fully utilized. Apart from that, potential property buyers should also take note that Adiva adopts the western “gateless” concept, whereby there is no main gate and fence to separate each unit. This concept may be special but bear in mind that it is a rather new concept for the local property market.

Thus, Adiva might not appeal to certain groups of property buyers, as some of them believe that their children’s safety would be a concern. Perhaps, the local property market still needs some time to digest the new concept of “gateless”. This is due to the fact that the properties at Adora are built very close to one another.

As both Adiva and Adora look similar, many property buyers tend to compare both of them when making decision on which property to purchase. Even though the subsale value for Adiva is lower than Adora, all Adiva units come with two designated car parking areas, whereas some of Adora’s units only have one car parking lot.

With reference to Desa ParkCity’s master development plan, Adora is located at a less favorable location compared to Adiva. Directly opposite Adora, there are a few blocks of apartment which is currently under construction. Analysis

The entire project of Casaman has gross development value of RM300 million. It was launched on June 26 2010 with price tags from RM1.5 million to RM2.9 million. Even though the developer has claimed that Casaman is their last terrace houses development, there is news spreading saying that the new launches of 2011 will comprise of 212 terrace houses and 450 condominium units.

The news was stated by the Group CEO himself, Mr Lee Liam Chye in Parklife magazazine (January 2011). If the new launch is real, Casaman buyers will definitely make more money from better price appreciation. However, they will also feel cheated – definitely.

Analysis

As residents of LeVenue have access to the club facilities, parks and other amenities offered by Perdana Park City in Desa ParkCity, APBH only needs to provide a small playground and good landscaping that fits in with the general development theme of the area. This enables APBH to focus on the design and layout of the units with plenty of cross ventilation and other features such as beautiful and spacious courtyards and fishponds available inside the units.

However, by having a quite large courtyard that took up too much of the usable space of the house, it makes the living and dining area look slightly smaller and cramped.

Investment wise, the price of LeVenue has gone up tremendously to at least RM970,000. As most terraces in Desa ParkCity are tagged around RM1.5 million these days, there is high potential for LeVenue’s price to escalate further. Analysis

SouthLake is well designed in terms of layout and facade. Unlike previous ones like Nadia and The Ridgewood, SouthLake’s facade looks more modern. It does not have courtyard like Safa does, thus making it having larger built up. Besides that, it has more top-down glass window and door that brings lots of natural lighting and makes the house airy. The front porch is quite large. As there is no pillar there, it is possible for a resident to park up to 3 cars.

Investment wise, Desa ParkCity houses including SouthLake are priced way above most terrace houses you can find. They are even more expensive than houses in Bandar Utama and Taman Tun Dr Ismail. So, unless you are considering this for own occupancy, there is very limited potential for the price to escalate further. SouthLake is also considered one of the best landed house developments in Desa Parkcity.

Analysis

The Breezeway is one of the few existing park home based residential projects in Desa ParkCity. Its inclusion as a new area, with new designs to meet demands, would prove as an attraction for future buyers who prefer to live within landed properties and still enjoy the beauty of the landscaping works and modern facilities.

However there are some concerns of the density of the area. With many high rise buildings, the area might become too dense, and might lose its exclusiveness. Even so, Desa ParkCity has its own plus points, citing the easy accessibility, and the amenities provided within a short distance would prove tempting, and so it all comes down to choice.
