10 Semantan is developed and maintained by Meda Inc. The group is also responsible on a number of developments in Melaka, Tanjung Malim and Bukit Mertajam. It operates Summit Hotel in Subang USJ and another hotel in Bukit Mertajam. During its launch, buyers were offered the buy-to-lease option, which offered a guaranteed rental return of 8% per annum for 6 + 3 years, and other perks such as complimentary legal fees for sale and purchase and loan agreements.

A misfortune very unfortunately happened on 4th December 2008 when a landslide occurred due to the many developments in the area which encompassed both bungalows and high rises. 10 Semantan very fortunately escaped the disaster, and although many have already forgotten the unfortunate event, it still lingers on in many minds.

Traffic in the area is a major issue as 10 Semantan is located just beside the Sprint Highway, that connects Damansara to the Kuala Lumpur city centre. Analysis

Belair is already quite run down. Its facilities and building are not properly maintained. The paint has already faded as well. Besides that, most units are not in good condition unless they have been renovated by the owners.

Another drawback is Belair’s location of being right next to high tension cable. Hence, residents are exposed towards radiation hazard from the electromagnetic field (EMF). One should seek proper evaluation for such exposure against health risk.

There is a condominium development plan located besides Belair by Urban Hallmark. The development comprises four apartment blocks which designed like bungalows. With the upcoming new development, residents are concerned about traffic congestion along Lorong Basong as the road is a narrow dead-end road that leads to Belair.

For own stay, Belair is a decent place to reside for middle income gainers. Its price is quite low compared to its immediate neighbor like Desa Damansara and Damansara Villa in terms of price per square foot.

Weighing this investment in terms of capital appreciation, it is unlikely to appreciate much due to its very old age. At price much higher than this, one would probably look for better and newer condominiums in other areas. But there is slight chance for investor to gain good rental yield from investment. One of the drawbacks of Beringin Residence is that it shares the road with lines of commercial towers. Hence, the road (which is quite narrow) is congested during peak hours. Also, having these tall neighbors also deteriorate the exclusivity and privacy. But indeed, this still remains as one of the most exclusive house to call home in Malaysia.

Indeed, the design of Beringin Residence is phenomenal and really appealing. Even though it is unique, its million dollar price tag seems to be too expensive. As the price starts from RM4.5 million, it is about similar price to basic and old bungalows in Damansara Heights.
