Analysis

BRDB is a household name in residential and commercial developments. It has a handful of development projects which mostly located within sought-after address including Bangsar and KLCC enclave. Among its previous works include Bukit Bangsar, The CapSquare Residences, Sri Penaga, and Inara. For the time being, the company is currently developing high-end residential One Menerung in Bangsar and The Troika just a stone throw away from KLCC Petronas Twin Towers.

There are several developments planned nearby Palmyra. Just next door, there is a development of 7 units of 3-storey bungalows which priced from RM9 to RM10 millions. This bungalow development will surely increase the area exclusivity. But, the added exclusivity will be sacked by the new high density condominium that comprises of 8 condominium blocks. Each block comprises of 6, 11 or 28 floors. These new developments will increase the area density from 30 persons per acre to 175 persons per acre, an increase of more 500 percent. Thus, this area will lose its low density attraction as well as lacks of privacy.

With a number of construction works held nearby Palmyra, its residents have to suffer bad air and noise pollutions for at least 3 years of construction period. Moreover, as more vehicles including heavy vehicles commute along the road during the construction, the road will likely get damaged within few years. Residing in Bangsar, one has to tolerate with bad traffic congestion all over Bangsar. The traffic is worst during peak hours. If you utilize SPRINT Highway, you will find it more convenient to head home. But during peak hours, around 6 pm, you might also stuck in the congestion along SPRINT Highway.

Palmyra is only meant for high market. Its closest competitors would be One Menerung, a new luxury condominium located on the corner between Jalan Maarof and Jalan Penaga; and Bangsar Peak which is expected to be completed in June 2009. Each has its pros and cons. Palmyra and Bangsar Peak are super low density residential, meanwhile One Menerung has higher density than both residential.

Bangsar Peak is developed by Beneton, while One Menerung and Palmyra are BRDB’s developments, a well known and reputable developer for the whole Bangsar district. All units are large units with above 3,000 sf of built-ups. This high end condominium is still in demand. With high price tagged for One Menerung, The Loft and Bangsar Peak around RM1,000 psf, Palmyra’s value can still perform in the future.

Sri Wangsaria is one the oldest condominiums in Bangsar. However as location goes, it is one of the most strategically located condominium in Bangsar. Being right in the heart of Bangsar means you are literally a stones throw away from the nearby shopping centres, Bangsar Shopping Complex, Bangsar Village and Mid-Valley Megamall. Analysis

If you are looking for a sweet spot to live with a very high level of privacy in Bangsar, this is a place for you. However, as Bangsar Villa is directly facing the bustling Jalan Maarof, home meditation is almost impossible here, as you will have to suffer noise from the traffic every single minute.

It is very hard to find a unit in Bangsar Villa, since the number is very limited and most residents are owners themselves. The price has not appreciated much though for the past couple of years, and expect to pay for something similar to Bangsar Puteri or Menara Bangsar – which both are deemed better than this condominium.

Analysis

Bangsar Puteri is a favorite condominium, as it is located within walking distance to Bangsar Shopping Centre. It is well located along Jalan Medang Tanduk, and has close proximity to SPRINT highway access as well. Most claimed that the environment here is peaceful and relaxing. Depending on the unit, you will have to suffer noise pollution from the cars passing by along the SPRINT highway if the unit facing the highway. But for others which are not, you will find peaceful and quiet living. This is the reason why most units posted in advertisements are those that face the highway, and transacted way below the price of the inside units.

Even though Bangsar Puteri is pretty well maintained, but it cannot hide its age. It looks run down at the moment and need refurbishment. This is one of the main reasons that potential tenants close an eye on Bangsar Puteri and choose others instead. Being in Bangsar, one has to suffer bad traffic congestion all over Bangsar. The traffic is worst during peak hours. If you utilize SPRINT Highway, you will find it more convenient to head home. But during peak hours, around 6 pm, you might also trap in the congestion along SPRINT Highway.

Bangsar Puteri is a worthy investment to be considered. Due to the current economic meltdown, price will continue to drop due to the high rate of expatriates leaving the country as well as oversupply from new developments in the vicinity. Analysis

Bangsar Peak is another latest addition to Beneton Properties’ high-end residential property portfolio after Suria Stonor and 2 Hampshire. Its first high-end property in KLCC, Stonor Park, is the winner of FIABCI Malaysia Property Awards 2007 for Residential (High Rise) Building of the Year category.

Most claimed that Bangsar Peak was never launched, as it was taken out very fast by exclusive individuals including expatriates. Up until end of 2006, there are only 3 units left for grab even before the project commenced construction works in mid-2007. As for its launched price, it is quite reasonable as it was priced about RM590 psf on average comparing to One Menerung which priced at RM650 psf on average.

The main issue residing in Bangsar would be its traffic congestion. All roads including Jalan Ara and Jalan Maarof are crowded with vehicles commuting to work during peak hours in the morning and evening. There is no chance to escape this problem during both times. But at least, you still have to suffer least distance from the city center.

In Bangsar, expatriates and locals prefer BRDB’s properties than any other developers’ properties, as BRDB is proven to deliver high quality workmanship as well as maintenance. But properties by BRDB charge about RM0.40 to RM0.50 psf for maintenance fee, one would find other properties such as Bangsar Peak much more appealing.

Even Bangsar Peak has yet to be completed, most think that the price will rise significantly once it is completed. But in terms of rental, most expatriates would bias to One Menerung as it is much nearer to the expatriates area. Thus, One Menerung will drive better potential expatriate tenants than Bangsar Peak. But, considering that there are only 39 units available for Bangsar Peak, and also cheaper than One Menerung, investors would definitely enjoy significant rental yield as well.
